Frequently asked questions regarding Tom’s Harbor
This short list of questions and answers will likely answer most of the questions you may have about this development. Please ask all questions you have. We want you to be informed and comfortable in your decision making.
What are the association dues and what do they pay for?
The association dues generally are calculated on an annual basis and are designed to cover all of the expenses common to all of the property owners. In the case of Tom’s Harbor, these dues will pay for maintenance of the roads, mowing of the grass (not only on the common area, but the individual lots themselves), swimming pool maintenance, insurance costs, rental expenses of the lodge facilities, maintenance of the docks and harbor, and cleaning of the beach area. It is anticipated that the taxes associated with the common area will be divided up by the county assessor and attached as a part of each lot’s tax statements; initially, and is expected at the annual assessment for the next year, will occur in the early summer with the assessment payable in a lump sum the following spring.
Do I own lake shore?
By being an owner of a lot in Tom’s Harbor, you automatically become a member, along with all other lot owners, in the Tom’s Harbor Owner’s Association. The association owns all the lake shore, the Harbor facility, and all of the land that is not contained within the lots of themselves. The members of Tom’s Harbor are therefore the owners of the lake shore.
Where do I park my boat?
The owner of each lot is entitled to a slip in the Harbor. The slips will vary in the size of boat they will accommodate. It is anticipated that the largest boat that can be accommodated will be 24’ in length. While every effort will be made to try and accommodate all boats, you should satisfy yourself that a slip is available to accommodate your boat, or the size of boat you desire, at the time of your purchase.
What about pets?
You can have pets, but not a menagerie. Tom’s Harbor will allow two dogs, two cats, or one of each. A goldfish bowl or inside pets are not typically going to be a problem. Because we all have to get along, you must pick up after your pets, and if they are constant barkers or vicious, you will not be permitted to keep them in Tom’s Harbor.
Can I camp on my lot?
Motor homes, travel trailers and similar will be permitted to be used on a lot until October 2008. After that date, they are prohibited.
What about sewer systems?
The developer will be installing the common sewage disposal system to service the lots. You will be required to hook up to this system when you build your home. Part of your association dues will pay for the maintenance of the sewer system.
What about garages or storage buildings?
Garages and storage buildings are permitted in Tom’s Harbor. Any garage or storage buildings must be approved by the county in the form of the issuance of a building permit. Additionally, you must get permission from the association board or architecture committee, if one has been created. The function of the Board or architecture committee is to insure certain uniformity to the development. We do not require that each building look identical to the next but we do want the whole development to look like it fits well together.
How much land is involved in the Tom’s Harbor development?
All of the lots and the common areas are about 55 ½ acres.
Is insurance included in my association dues?
Yes it is, but it does not insure the building you place on your own lot or your personal property. That will be your responsibility alone.
